Rent Increases in Switzerland: Rules, Forms and Deadlines

In Switzerland, rent increases are only permitted under specific conditions and must use the official cantonal form.

Permitted reasons for a rent increase

  • Rise in the reference mortgage interest rate
  • Increased maintenance and operating costs
  • Value-adding investments
  • General cost increases (CPI)

Reference interest rate

Set quarterly by the Federal Housing Office (FHO). A rise of 0.25 percentage points allows a 3% rent increase.

Official form is mandatory

Any rent increase must use the official cantonal form. Notification by email is not legally valid.
