Terminating a Rental Agreement in Switzerland: Deadlines and Forms

Terminating a rental agreement in Switzerland is only possible at specific dates and must use the official cantonal form.

Termination dates and notice periods

  • Common dates: 31 March, 30 June or 30 September
  • Minimum notice: 3 months for residential (CO Art. 266a)

Official cantonal form is mandatory

Landlords must use the official cantonal form (CO Art. 266l). Termination by email is invalid.
